Commercial Parking Lot Paving: Built Tough for the Long Haul

Your parking lot often makes the first impression on customers, tenants, and partners before they even step inside. A smooth, well-maintained surface says your business cares about details; cracks, puddles, or faded lines tell a different story. At Taylor Ridge Paving and Construction, we treat every commercial lot as a serious investment—one that protects your brand, reduces liability, and stands up to real-world demands.

Based right in the Quad Cities area of Illinois and Iowa, we’ve been the go-to commercial paving contractor for property managers, businesses, municipalities, and developers since 2011. Our founder, Chris Dowell, brought more than 15 years of hands-on paving experience when he started the company, and that expertise is evident in every project we take on.

Why Commercial Work Needs a True Specialist

Residential driveways and commercial parking lots aren’t the same beast. Heavy trucks, constant traffic, tight turns, and weather exposure put massive stress on pavement. Cutting corners—like skimping on base prep, using thin asphalt, or ignoring drainage—leads to early cracks, costly fixes, and potential lawsuits.

As Chris covers in his book The Pavement Trap, hiring the cheapest bidder often backfires. At Taylor Ridge, we bring the right tools and know-how: seven crews, five pavers, seven rollers for backup, plus our own Superior Asphalt Plant to control mix quality from start to finish.

Handling Large-Scale Commercial Projects with Confidence

We’ve paved for big names like Walmart, Steak ‘n Shake, I-80 Truck Stop, SSAB Steel Mill, MercyOne Genesis Health Systems, and Davenport Community Schools. Every job starts with a thorough site evaluation: checking soil, subbase, drainage, and load needs. We mill out old pavement if required, compact the base properly (with density testing), and apply the right asphalt thickness. We never do shortcuts.

How Thick Should a Commercial Parking Lot Be?

Asphalt thickness varies by traffic and subgrade quality. For light-duty lots (mostly cars), aim for at least 4 inches of hot-mix asphalt over a solid base. Heavy-duty commercial use (trucks, high volume) often calls for 6–8 inches or more, layered with binder and surface courses. We tailor it to your site for maximum longevity.

Drainage: The Make-or-Break Factor

Poor drainage ruins more lots than heavy traffic alone—standing water speeds up cracking and base failure while creating slip hazards. We design slope, grading, catch basins, or trench drains from day one to keep water moving away from your building and off the surface.

ADA Compliance: Keeping You Protected and Inclusive

ADA rules are strict and enforced. Accessible spaces need proper dimensions (e.g., 8-foot-wide car stalls with 5-foot access aisles, van-accessible options), correct slopes, signage, and markings. Non-compliance risks fines or lawsuits. We build and stripe to current standards every time, so your lot stays accessible and liability-free.

Crisp Line Striping for Safety and Polish

Fresh striping isn’t just cosmetic—it directs traffic, prevents accidents, and maximizes spaces. We use durable materials for clean, precise lines on stalls, fire lanes, and ADA zones, giving your lot a professional, welcoming look.
